2. Are there any expenses involved in selling my land to you?

No.  When you sell to us, there are no closing fees, no listings fees, no advertising costs, and no other costly hoops to jump through. We make selling land as easy as possible and… and best of all, we cover all closing costs.

Below is a list of the typical fees you would expect to pay when selling land on your own.  You won’t have to pay any of these when selling to us.  We take care of all of these expenses.  You will never have to spend any of your own money to sell your land to us.

3. If I accept your offer to purchase may land, will I need to travel anywhere to complete the transaction?

No.  The entire transaction can be completed via phone, mail or email, and FedEx.  Once the Sale Agreement is executed, we will forward it to the Title Company and they handle all the necessary work to complete the transaction. 

After the title research and survey are completed, the closing of the property can be handled at the Title Company’s office.  Or, more conveniently a Mobile Notary can be scheduled by the Title Company to meet with you at any place or time you request (your home, office, a coffee shop, wherever) to close the transaction.  Once the final documents are signed, the Title Company will disperse the funds per your instructions – either a Cashier’s Check or a bank wire transfer into your bank account. 

Keep in mind… our company will be responsible for paying 100% of the closing costs, including: title insurance… updated surveys… recording fees… attorney fees… etc.  There are no hidden fees for you as the seller.

4. Can’t I just sell my land on my own?

You can, but there are several reasons why it can be difficult to sell land on your own.

First, the market for cash land buyers is limited and it can often take months or even years for you to sell land on your own.  Unless you are willing to spend a significant amount money on advertising and marketing your property, finding cash buyers can be challenging. 

Also, due to the difficulty in getting bank financing for land, many land properties need to be offered with owner financing arrangements… meaning the landowners must deal with the hassles of collecting monthly payments (and dealing with delinquent payers and defaults) for years… only to receive a small amount each month for the property.

If you decide to list your land with a real estate agent or broker, you may be disappointed to find out that many agents don’t commit much of their time or resources towards selling land, as it can be more difficult to sell (vs. selling a home or building), and the commissions they earn for land sales are typically lower.  Plus, many agents just don’t understand the land selling process, as their primary expertise is selling homes or buildings.

5. What if there are back taxes or dues owed on my land?

Again, selling your land to us does not require any money out of pocket.  In the case that money is owed in back taxes or dues, those amounts will be deducted from the final closing price at closing.

6. What if I don’t have a copy of the deed to my property?

No problem.  We can prepare a new deed for the purchase of your land and you won’t need to provide a copy of your deed.  The Title Company can acquire most, if not all, of the documents from the county offices that are needed to complete the purchase.  So, it won’t require much effort from you at all.

We will work with a local Title Company in your area to handle and close the transaction and get you paid.  Once the transaction is closed, you will receive a Cashier’s Check or a bank wire transfer – your choice – directly from the Title Company.  At all times, you can have peace of mind knowing that your land selling process is being handled professionally and competently, and we will keep you informed along the way.
